ListingRisk Frequently Asked Questions

Everything you need to know before your first property search.

ListingRisk is a real estate risk analysis platform that helps you identify hidden property risks before you buy. Enter any U.S. property address and get a comprehensive risk assessment covering 10+ factors — including flood zones, environmental hazards, natural disaster exposure, price history red flags, and more — delivered in seconds.

We aggregate data from multiple authoritative sources into a single report so you can make informed decisions without spending hours researching each property yourself.

What is ListingRisk?

Who is ListingRisk Designed For?

ListingRisk is built for anyone evaluating residential property in the United States:

Homebuyers — Understand what you're getting into before making an offer

Real estate investors — Screen properties quickly and identify deal-breakers early

House flippers — Spot hidden costs that could destroy your margins

Real estate agents — Provide clients with data-backed risk insights

Property managers — Evaluate acquisitions with quantitative risk scoring

What does a property risk analysis include?

ListingRisk surfaces the risks that listing sites don't show you. Each analysis evaluates 10+ risk factors, including:

Delist/relist detection — Sellers sometimes pull a listing and relist it to reset the days-on-market counter. We detect that and show you the real timeline.
Price drop patterns — Frequency, timing, and magnitude of price reductions that signal overpricing or seller distress
Listing status history — Failed transactions, withdrawals, and relisting patterns that reveal why a deal fell through before
Flood zone designation — Whether the property falls in a FEMA Special Flood Hazard Area
Natural disaster risk scoring — Exposure across 18 hazard types including wildfire, earthquake, tornado, hurricane, and more
Crime statistics — Neighborhood-level crime data from federal sources
Property tax trajectory — Multi-year assessment trends, not just the current bill
Flip detection — Flags properties resold within a short timeframe that may be hiding deferred maintenance behind cosmetic renovation
Property age and condition risk — Repair & Replacement cost projections based on age and key systems
Radon risk zone screening — Indicates areas known to have elevated radon risks

Everything is synthesized into a single risk grade (A through F) so you know at a glance whether a property deserves a closer look — or a hard pass. For paid subscribers the report can be exported to PDF

How is ListingRisk Different from Real Estate listing sites?

Listing sites help you find properties for sale. ListingRisk is a risk analysis platform — we help you evaluate whether a property is a smart purchase.

We don't compete with listing sites. We complement them. Find your property on any listing site, then run it through ListingRisk to uncover risks that listing descriptions don't mention.

Is my personal information safe on ListingRisk?

Yes. We never sell your personal data. Payments are processed securely through Stripe (the same payment processor used by Amazon, Google, and Shopify). Your search history and account data are encrypted and stored on secure cloud infrastructure.

For full details, see our Privacy Policy https://www.listingrisk.com/privacy-policy

Where does ListingRisk acquire the data to provide the property risk analysis report?

Our risk assessments are based on the best available data from multiple authoritative sources. However, ListingRisk is a research and screening tool — not a substitute for professional inspection. We help you identify properties that warrant closer investigation, so you can focus your time and inspection budget on the right deals.  We always recommend a professional home inspection, environmental assessment, and consultation with qualified advisors before any purchase decision.

If I don't use 25 searches this month, will they roll over to next month?

No. Your 25 monthly searches reset at the beginning of each billing cycle. Unused searches do not carry over. If you need additional searches in a given month, top-off packs are available.

Can I share or export my property risk analysis reports?

Yes. Property analyses can be shared via link and exported for your records. This is useful for sharing findings with your real estate agent, inspector, or investment partners.
